We believe, more often than not, you only need guidance from an expert to navigate the process successfully. You don't need the expert to do it for you, as a result we can offer you an affordable and effective solution, which puts you in control.

At Bright Hill, you are our only client in the process, so you can be rest assured that the counsel you receive is not motivated by anything other than having you best interests at heart. 

With our help we will educate you on the process, offer you guidance on what to do and how to handle parts of the process (aka people), help you with the baffling terminology by putting it in plain English and giving you helpful hints & tips. 

Our guidance will put you in control which will reduce your stress, giving you the confidence you need to successfully conclude a sale, no matter what might crop up. 

Residential Buyer & Seller


We can help all sorts of people, whether its first time buyers/sellers, or well seasoned home owners; although our services are particularly well suited to first time buyers/sellers, or people  wanting support and guidance with the process or a tricky part of a sale. 

Bright Hill can help you in many ways, offering you an end-to-end service; or any one part, perhaps to problem shoot a particular issue that has arisen e.g. property is down valued, or structural issues are found. 
In no specific order this may include but is not limited to:

  • Looking at things objectively and with a non-bias approach in what is a highly emotional environment for buyers and sellers. We look at a deal from all points of view objectively and holistically. People can get caught in the moment and lose sight
  • Help determine what’s important to you (and the other side) 
  • Helping buyers narrow their search (what is important)
  • Give an induction on rough rates, and what one could expect to borrow
  • Guiding a buyer on how/where to search for properties
  • Help in presenting the strongest offer as possible (getting your ducks in a row) and if you’re the seller, what to look out for
  • How to best present your property for sale
  • Help negotiate the sale and deal with the various parties involved (banks, solicitors, agent)
  • How to interpret various reports, what things mean, how much weight to give reports, concerns etc. taking a commercial view
  • What is exchange and completion (we can tell you what these mythical terms mean!)
  • Provide helpful websites and tools to use etc. e.g. area data checks 
  • Provide you with countless tips and pointers 
  • Give you a better understanding on the order of events, setting expectations, how to overcome problems 
  • Help you manage the sale process, who and how to push 
  • How and where to deploy tactics to get the outcomes you want (structuring the deal), setting exchange and delayed completions for example
  • How to understand a chain and if it can be broken
  • Assisting with layout, phasing work
We aim to offer you a handholding service through what can be a complex process. Our aim is to guide you, acting as your sound board, so you can go away with increased knowledge, understanding and confidence you are making the right decisions, de stressing the process. 

Investor


Bright Hill wants to help you, by acting as another set of eyes on your deals. We have a huge amount of experience and genuinely feel we can add value. 

We can of course help you with the end-to-end process (some points raised above,) but perhaps more importantly for investors we can lean on our experience as a commercial surveyor and that as a developer/investor, collaborating with you to come up with the best possible outcomes. 

We can assist with but not limited to:
  • Help you analyse deals 
  • Look at something objectively 
  • Exploring various deal structures (option, delayed completion, flip, develop, planning gain)
  • Help mitigate risk
  • Advise on valuation methodology 
  • how to accurately appraise a deal, considering other factors besides monetary returns. E.g. how flexible is the deal (exists), what is the time and effort involved
  • How to work out the value of a property in the absence of comparable
  • Look at a deal from a bank or surveyors perspective  
  • Advise on how residential and commercial property are treated and valued differently 
  • Assist with carrying out specific research, we have access to a lot of industry tools most will not be able to access. E.g. previous sales, lettings, property history, area analytics, looking at flood risk, conservation
  • Explore possible alternative opportunities
  • Where extra value can be driven
  • Assist with layouts and phasing work

Fee Structure


There are FOUR main service levels we can offer you.

The First is an initial chat which typically lasts about 15-30 minutes and its key purpose is to find out your situation and perhaps most importantly, to establish if Bright Hill can help you. It's an introduction and is deliberately general and non-specific. (FREE)

The Second is a one off or ad hoc consultation which deep dives you situation and or any specific issues you may be having. We tailor our guidance to suit your needs, give you support and provide you  direction and the next steps you need to take. 

Information is often required ahead of this appointment, which if practical, can be in person, over zoom or even on a site visit. This is a detailed consultation and is based up to an hour and a half of our time. (£180) 
The Third is a 'package deal' (or multiples of) offering you a discount  for booking multiple consultations. This is much more of a hand holding experience, allowing you to dip in and out, getting guidance and council as a purchase or sale progresses, alleviating any concerns and questions you may have. It's also ideal for deep diving situations and or any specific issues you may be having. We tailor our guidance to suit your needs, give you support and provide direction and the next steps you need to take. 

This product is also ideal for Investors as it allows us to work though properties you may be looking at.

Information is often required ahead of appointments, if practical these can be in person, over zoom or even on a site visit. This package is based up to four hours of our time which can be split into multiple sessions over the course of a sale. (£360) 

The Fourth is a bespoke service tailored to your specific needs and is something we can discuss on your free introductory call. It is best for someone  requiring a more hands on approach by us and works well for Buyers, Sellers and Investors alike. (TBA)

All fees are payable in advance. VAT is not applicable,. Reasonable out of pocket expenses (travel, travel time etc) will be re charged to clients.
