If we buy your property outright in 'conventional manner', the goal is to help you to sell your property quickly, easily and with certainty as we are ready to transact and have ready available funds to proceed.

If you want to work with us, the goal is to sell your property for significantly more than its current market value without any further effort or investment from you. 

With the latter, we don't actually intend on buying your property, but rather we want to work closely with you, the Homeowners, typically in a joint venture structure.  

The structure is simple: you bring your property to the deal (which remains under your ownership at all times) and we do the rest. Using our skills, expertise and funding we will run and deliver a project which maximises the property’s value before selling the property (on your behalf) and sharing its increased value (profit) with you. 

Working with you in this way, enables us to take on the heavy-lifting of property development in order to add maximum value to your property.

If we buy your property outright in 'conventional manner', the benefits are simple; we will transact quickly, easily and with certainty as we are ready to transact and have ready available funds to proceed.

If you work with Bright Hill we aim to make the most of the asset you currently own, selling your property for a higher price than you would normally expect to achieve. This increase in value might have otherwise been exploited by a developer or other third party. 

Our business model for the latter allows individuals the opportunity to capitalise on their hard-earned property, without the hassle of actually undertaking the work themselves. We do that!

Also under the latter arrangement we don't have the same costs as a developer or other buyers we can therefore pass the saving on to you. E.G. there are:

- No Capital Gains Tax is due on any increase in value if the property is your main residence. 
- No Stamp Duty is due as we are not planning on actually purchasing the property.
