Liverpool Road


Rental Return: N/A
Initial Capital Increase: 42.98%
Timeframe:  4 Months (start to finish)  

Works: At purchase he flat was tired and dated having not been refurbished since construction in 2008. It needed TLC to refresh it. There were also various leaks that need addressing coming from the flat roof above. We completely overhaul the flat bringing it up to date, making feel much more fresh. It was a light refurbishment throughout and was turned around quickly. 

The Crossway


Rental Return: 6%
Initial Capital Increase: 12% (after all costs, including finance)
Timeframe: 18 - 24 Months

Works: In late 2021 we purchased this office building for £1.3m and in September 2022 we secured Permitted Development to convert the building into 8 residential flats. Works to convert the building have just been completed. We have retained the building which is now fully rented out. 

Oakley Road


Rental Return: N/A Owner Occupier
Initial Capital Increase: 35% 
Timeframe:  8 months 

Works: The perimeters and goals for this project differed from our traditional, profit, oriented targets as the project was carried out for an owner occupier. The maisonette has been completely stripped back remodelled before being renovated to high standard from top to bottom. The property is also now mortgageable and extensive work has been undertaken to secure planning for a rear extension.

Rawstorne Street


Rental Return: 7.4% 
Initial Capital Increase: 89%
Timeframe: 8 weeks

Works: The flat was completely gutted and stripped back to bare walls before being renovation throughout to a high standard. Underfloor sound installation was installed, along with new heating and electrics. The layout was also altered to make the most of the space by opening up the kitchen and living room. The short lease was also extended by 90 years  making it mortgageable.

Highbury Park


Rental Return: 7% 
Initial Capital Increase: 54%
Timeframe:  4 weeks

WorksThe flat was generally in good condition and required relatively light refurbishment. Nothing structurally was altered, however the layout was tweaked. The kitchen was replaced, living room floor stripped back to the original wood and repaired and the flat was redecorated throughout. Decking was laid on the roof terrace.

St John Street


Rental Return: 11% 
Initial Capital Increase: 75%
Timeframe:  14 weeks

Works: Substantial alteration works were carried out. The interior was completely gutted and reconfigured with a new bathroom, kitchen and storage fitted, all to a high specification. The flat was rewired and a central heating system installed, before being decorated to a high standard. While the flat is small the layout was maximised to ensure it offers generous living and storage space.

Upper Street


Rental Return: 10% 
Initial Capital Increase: 81
Timeframe: 6 weeks

Works: While the layout was not altered the property interior was completely gutted and stripped back to bare brick. A new kitchen, bathroom and central heating system were installed. The flat was re-plastered, new flooring and skirting fitted and decorated throughout. 

Danbury Street


Rental Return: 10% 
Initial Capital Increase: 17%
Timeframe: 3 weeks

Works: The flat was generaly structurally sound, but needed a light refurbishment to maximise rental return. The bathroom was replaced, kitchen refurbished and the entire flat redecorated including new flooring laid throughout.
